The Ferry Lane Estate in Tottenham has been given a fresh start thanks to a multi-million pound regeneration scheme, which includes the installation of 39,000m2 of Kingspan Insulation’s premium performance Kooltherm K5 External Wall Board.
The work forms part of Haringey Council’s Decent Homes programme which will see 2,916 tenanted homes brought up to a satisfactory standard, both internally and externally, by 2016.
The properties on the Ferry Lane Estate were constructed back in the 1970s with black asbestos tiling on the façade of the upper floors. In addition to the asbestos posing a potential health hazard, the space between the tiles and the breeze block walls was uninsulated, leading to high levels of heat loss from the second floor flats and increased heating costs. To address this Decent Homes’ contractor, Keepmoat, specified Kooltherm K5 External Wall Board.
With thermal conductivities as low as 0.020 W/m.K, the product allowed the best possible thermal performance to be achieved within the limited space available in a cost-effective manner. Scaffolding was constructed around the properties and the old asbestos cladding was carefully removed. Kooltherm K5 External Wall Board was then mechanically fixed into place and new slate effect tiles were installed on timber battens.
Senior Contracts Manager Peter Beckensall from Keepmoat said: “As the tenants remained in their properties thorough-out the work, it was essential that we kept the disruption for them to an absolute minimum. To achieve this we carried out the internal and external work at the same time. Along with reducing heat loss, the Kingspan Insulation boards were also lightweight and easy to cut, helping us to complete the work on schedule.”
Kingspan Kooltherm K5 External Wall Board offers excellent fire performance with a Class 0 rated rigid phenolic insulation core and the product has also been assigned a highest possible Green Guide summary rating of A+. All Kingspan Kooltherm products produced at its Pembridge manufacturing facility, are manufactured under energy management standard ISO 50001 and are certified ‘Very Good’ under the BES 6001: Responsible Sourcing of Construction Products standard.
Along with the recladding and insulating of the properties, the Decent Homes work also includes a range of other measures from repainting doors and replacing windows, to installing new roofs.
